If BRRRR is too basic, I may opt for multifamily as a better fit, even though it is not likely in my near future, as I imagine much of the coursework will be directly transferrable to real estate at any scale.

I think your clients should expect more out of their realtor. 

So MY idea is to buy now before prices could go up and then refinance at a lower rate if they reduce significantly (which I don't expect them to reduce significantly (-2%) anytime soon.
