My biggest advice to you is drive your brand. 

Or brand new furnace ductwork with very clear finger prints they wouldn’t investigate.

Full repaint, brand new LVP flooring and carpet throughout the home.

(Don't imply they have wasted the money elsewhere,  even if there is a brand new car in the driveway,  etc)   This all needs to be documented so do it in something like an email chain making sure to identify their full name, the property,  and reference important lease terms like the effective date, deposit amount, rent amount,  how much they are behind, etc.  

Actually I wouldn't use a person for that listing, I'd use some agency because it's that regularized audience and having a known brand for tenants as "the" place to look that drives so much traffic. 

I'm not sure if this brand new rental calculator shows the repair breakdown but I went really in depth when filling it in.This is for a straight cash purchase, insurance and taxes are accounted for.Let me know if this is a buy.
