It's keep working your W-2 and getting promotions or move to better jobs and keep that going until your income from real estate meets or exceeds what you were making.

I certainly don't bring up FIRE because I promote all of the ideas... but I do think there are a few components of the mentality that could also do some good to those of us more inclined to REI (goalsetting and exit strategies among them).Thanks again for the dialogue! 

What is great about this area is the diversity -- medicial, pharmeceutical, aerospace, manufacturing, technology, distribution centers, as well as a recovering sports and convention sector. 

They are promoting a 30 year fixed at 4.6% and I can buy down to 3.625 and up to 70% LTV.

(Just teasing Jay- I ways want to link you in since you commented about this topic 2 years ago and I respect your opinion even if you drive one of those fancy electric cards and not a pickup truck;)  )     So-- Enough promotion and internal therapy,    My takeaway...

Thousands of new apartments being build centered around the PATH station that is attracting young, diverse renters looking for a better deal vs JC or Hoboken.

The best areas where you can still find good deals in Tampa.The first is University Square, high in diversity low in cost of living, and it is ideal for new families and young students that are just getting started.

Like net population migration, unemployment, diversity of jobs, housing and multifamily starts, etc….

I know from looking in Florida the rules for renting are quite specific and diverse
