What kind of deals do you invest in?

I'd greatly appreciate:1.Phone numbers of investors willing to discuss local market opportunities2.Recommendations for Facebook groups or forums where property owners list their assetsYour insights will help me expand my network and find potential deals.

Every time I try to call them they keep directing me to the tax sale.

We integrate all payments directly with Stripe and everything seems as expected. 

I would just factor in the CG tax into my sales deal.

No rent control in VA is good to know we wont have to deal with any of that.

The deals I have seen work are larger 4 units $800k+ in class A/B+ areas mainly as those have less competition and atleast my market noth side chicago they still sell at decent real life cap rates.

That doesn’t affect their comps. 1 year ago the standard deal was $10k in closing help and a 6% 30 year loan as an investor. 

It’s a mediocre but not killer deal for me to not renew lease, rehab and rent to new tenants, as I’ll make only 8% COC.

I've expressed bills are to be paid with Airbnb profits and he's just ghosted me so he doesn't have to deal with someone constantly reminding him where the operating agreement said the money is supposed to go.
