Real Estate Investing is a Business backed by knowledge and a passion...not an emotional joy ride or game of chance.The last thing you want is to lose your or your funding source's money on your first deal because you didn't do your homework and preparations properly...I see it all the time and then the individual tries to seek help after the damage is done, all to no avail.

So unless you know how to locate and negotiate those deeper discounted properties, you won't get anything accomplished.Real Investors already know and understand what I mentioned above and they know, with the right team in place, that they can find value added opportunities instead of unreasonable discounts and still be able to pull of their ROIs for shorter term strategies or IRRs for longer term strategies.
