I try to make thoughtful, tasteful choices in fit and finish and I am very generous with my "customers"..always working mindfully of them.

3 bedroom is definitely a better choice than a 2 bedroom. 

If you can get it done for the right price, I think the updated, clean factor will get you lots of applications and a better choice of quality tenants.

Shouldn't compromise on curb appeal but you can make some smarter choices and by doing the work yourself, you can save with sweat equity.

Some brightly colored benches by the front doors would look good, but might not be the best choice if it's a low rent neighborhood-- you'd have to decide if you think they would stay put or "disappear." 

@Phillip Smith - Those were some of the reasons I thought San Antonio might be a good choice, but it's nice to hear about some first hand experience.

I'm going to cite a few things:I liked the design finishes and choices until I got to the huge bathroom in the basement, why a 5 piece in the basement?  

It is like a choice between a moen or delta faucet with chrome finish, it is a simple functionality.

However, on the other, by spreading my money I won't be able to grow fast enough.This is an incomplete view of risk vs reward.Let's say you have two different investment choices.
