For example, we purchase in an area where bedroom size is not extremely important, neither is the curb appeal, but we find that our tenants demand on-site laundry, they like having a dishwasher, and they appreciate central AC.

I deal with houses in San Antonio on a regular basis that don't have central HVAC and I've heard a pretty broad range of pricing even for the same property to do a new install.What size houses have you done a full central HVAC install on and how much did it cost?

@Rohan Gangar I'm not as familiar with DFW as I am with central and eastern TX so I can't say with much confidence what is achievable up there. 1% can sometimes be a reasonable target in TX, but it doesn't create as much cash flow as it does in other areas due to property tax.
