In the 4 years, look to add some sweat equity in the house and maybe boost rents, so you can look at traditional financing in 4 years to pay off the seller.

There have been additional high schools built in the area over the last few years to accommodate for the boost of population and rumored to be building another one soon.Martinsburg HS is a powerhouse football program and have finished in USA Today Top 25 of the entire country multiple times over last decade and have won last 3 state championships.

Steve:From my childhood recollection, the snow in Winterpeg is no worse than here ... your's is usually lighter and fluffier ... we get more "heart attack snow" here in the east.I love to traipse about and look at all the "passed overs" in the dead of winter.

@Alex OwensSome investors take a break around this holiday  season because response rates are lower and there is a large amount of holiday mail so your direct mail can get lost.That being said, it only takes one letter to not get lost to close a deal that pays for many full campaigns of mailings.For us, it's been shown to boost response rates by switching up the type of mailers so a holiday mailer would be along those lines of switching up the type.
