When you're dealing with actual hard money lenders, private lenders, non-bank lenders, and you're submitting them a deal, usually all they want to know is the basics: purchase price, rehab cost, the ARV/exit strategy, etc. 

I can drive further, but with my work hours - did I mention i work in La Porte:/ - it would be better to meet some local....very local, folks to jump in with.

You may try doing some more reading on here or checking out one of the webinars to learn a little more about owning rental property; figuring out your cost basis is pretty basic stuff, and you want to have that down pretty solid before you start spending money. 

Your typical investor will run for the hills on this deal but there’s a lot of upside and fear drives a lot of those decisions .

There are a variety of methods people use @Matthew Hall, ranging from direct mail to driving for dollars, to targeting specific niches (such as delinquent tax records).

So basically, 247.97 for spraying weeds; even though this has never been done or requested before.
