@Joanna Hollingsworth, I don't know if this will be much help to you since you are trying to protect the hardwoods below, but I'll usually take a large steel wrecking bar and attack the floor like a mad man by ramming the bar between the plywood layer and the wood flooring repeatedly with force, utilizing the tools weight for momentum, and prying straight upwards at the end of each stroke.

It would take a black swan event to change the neighborhood course for there is a lot of money invested in restaurants, bars, and RE.

It seems to me that despite the lack of liquidity in RE until this point, we have now for the first time in history a model (fintech, web2.0, whatever you wanna call it) for RE that lowers the bar enough to get significant investors interested.

If the home or homes nearby have bars on the windows then it is strictly a cash flow option and managing it will require more time and effort.
