This is a house build in 1930 in Garden City, MI.

I mainly invest in the 36603, 04, 05 zip codes.The market is going up, OGD (Oakleigh Garden District) has experienced a bunch of flips recently and pushed property values up considerably.

There are variable costs such as what a low/med/high end kitchen (Formica vs quartz, home depot kitchen set vs custom, white appliances vs viking, etc),  quality of tiling and fixtures in bathrooms), and then hourly cost of labor and the estimated days it will take to complete.

My windows are right at ground level (it's a "garden apartment" - lower level of a split-level house), and the mower throws some pretty mean debris.

I own 7 four family properties in Southwest garden, North Hampton, South Hampton area.

The property we bought around $475,000 at the time (paying 25% down) and in 13 years is now over USD$1.1million (our neighbor upstairs and comps are selling for that and our apartment is nicer and has more things...like a wine cellar, full parking spot and 'bodega' (storage) in the middle of city, storage, winter garden, etc.).

Has anyone found a good depot for used appliances in Baltimore? 

Eligible buildings include garden apartment-type construction, town houses, row houses, and single-family detached buildings owned by the association, as long as 75% of the units are used for residential purposes.

I used Behr at Home Depot and like it.The first time I chose it 4-5 years back because it had excellent ratings at Consumer Reports (coverage etc.)By the way, is anybody using semi-gloss in areas other than bath and kitchen, just because dirt can be wiped off easier and it may save some re-painting after a tenant moves out?
