All eggs in one basket makes for scrambled eggs if market tanks.I invest in several states for various reasons, one of which is market fluctuations.

Should I go out hunting and once I find that first deal, scramble to secure funding? 

So everyone is scrambling and trying to figure out where, if anywhere, they can go, or trying to help others.  

It definitely sent me scrambling to try and figure things out to get a bid in, but now that we are the owners, things are settling down.I'm not actually too sure what the big ordeal is about "trying to get into real estate."

Competing with providers good and otherwise, has the market scrambling to make sense of available deals.  

Do this before you find your next property, that way you're not scrambling to get answers when there's a time crunch.

It is way easier to have that tool in the toolbox before you need it than trying to scramble for it.

But if you’re in that 1/10 group I wouldn’t want to be scrambling for a personal loan, credit card advance, etc. to replace an HVAC system.To each their own 🤷🏻‍♂️

For us, we only have one tri-plex unit currently but we are doing all we can to put the systems in place now so we don't have to scramble around later.

We didn't know that the city didn't like those plans (Mistake #2).The contractor eventually was in over his skis between having to increase the diameter of the public sewer line to ADA compliance to the required indoor sprinkler systems, so a few weeks after closing on the property, he had to walk away from the project.As we scrambled to find a new contractor and to get our plans approved by the city, our holding and soft costs ballooned.
