And, even then, hitting your rate target would still be extremely challenging unless you were paying points up front, in which case it would probably make more sense to just try to put in a bigger down payment (or pay down the balance if refi) instead and get better terms naturally offered at the lower LTV.

There is really no need for a mentor and most of them are Gurus trying to sell you some BS.

Rumor has it that SC is trying to require state licensure for commercial lending as well.

You must be licensed in the state you want to buy/sell.

If you are going to sell then you must understand the tax implications. 

@Jefferson Black- thanks - I am not aware of any lender that  will do a loan on an INV  manuf home property ...you might contact the local small to mid size credit unions and banks in your area ...you also might try the bank that you have  funds deposited at - good luck

@Frank HinckI’m trying to understand the cost of fees, interest, points, as well as holding cost associated to the deal.

You will be surprised how many fall out deals I see from new and experienced investors that try to shop it based on rate and fees. 

I’m looking into the flipping market and trying to understand more about it since that’s what I want to focus on and do in my life.

However, it depends on what you are trying to achieve.
