Keep in mind that you'll need to qualify full doc (DTI, employment history and income will all come into play) and the property typically needs to be titled to yur personal name, not an entity. 

You can't expect to get the same results investors were getting in 2018.You can play with the numbers a little, but be careful.

To the other end of the question then... how do you all find legitimate Pay Per Lead companies?

The paperwork was legitimate, what they used the money for was not.   

Now there are a lot of factors that can come into play but I'm not completely sure what you're asking here.

If they are charging you an upfront fee, they are more than likely not legitimate.
