The plan is to put the rentals in SCH E of our joint return and file with TurboTax-We live in Florida-Leases under my wife's name, Airbnb app under my name, dedicated bank account for all rentals activity in the name of both-We have umbrella policy for liability protection for the rentals-We leverage some contractors (for example cleaning lady for the Airbnbs or lawn maintenance guy) that we pay >$600 for their services in a year and they are not our employees.

Without rent control i either raise their rent far above market rents so they give me notice (my preferred method) or i simply do not renew their lease.

You'll end up in court with a lease agreement that says rent is $1, and the recommended tip is $1,999.

Longer lease term?   

At the same time, the third-floor tenants overstayed their lease and brought in unauthorized occupants.

My daughter is an Agent in Vegas I suspect they are going to get a lot of overflow as well since there is no income tax there and prop taxs are basically the lowest in the nation.. my mid term rental I have there has routinely been leased out to insurance companies paying for their clients that had a fire .. or this last one they were building a new personal residence that took over a year. 

This holds the unit for 5 to 7 days until the lease signing, and once the rental agreement is signed this binder payment becomes your security deposit.

Property Managers want to make their lease up job as easy as possible and bringing a property up to like new condition is one way of doing that.
