I don’t have cash in reserves for the the downtime’s while rehabbing in 4 months.

There is so much down time I would like to get in with a larger firm and work on large projects.   

Without good info on current apartment conditions, you're going to be going in blind and waiting on those items to be delivered, thus causing you to extend the down time of that unit and loose out on potential income.

Remodel when it is slow - and have everything ready...meaning all your materials etc... so there is less down time.

If you have the funds to cover the repairs and the required down time, then you really need to calculate the income and expenses to make sure that this project is profitable.

Lifelong investors don't look at down times or up times, they are all investing times, it's just how you look at it and how much confidence you have in your target markets and your own eye.

Makes no sense, but it's the law.You can also claim reasonable downtime of the unit.

Maybe if we shared out down time in the fall, it will help remind us to do so.

These areas also seem to cause more wear and tear than nicer area rentals, which can mean longer downtime for repairs and therefore more vacancy.The biggest factor you need to consider is Capex.  

Plus it gives you some downtime if you need to make improvements.
