Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term. 

The other qualities of being successful is just consistency, do it daily.  **** is hard, but that's the reason not everyone is successful. 

The big thing is to get started with a good, quality property.

We will not work with anyone who has not been to Milwaukee and spent at least a couple days with us, so we can get on the same page on asset and neighborhood quality. 

In your new hole, supplant with a high quality mulch soil mix.

Second most important thing is can they tell me the quality of tenant I will be renting to.

@Dennis Boettjer The best way I have found to find quality operators is by joining a Community focused specifically on passive investing in syndications.  

She claimed "air quality" and "water quality" problems among her chief concerns.

Realtors see Wholesalers as doing a disservice to Seller and Buyer, hence they don't like them.The quality of the Realtor and Wholesaler really matter.

Good quality of life, good potential for appreciation over time, and an area that is unlikely to lose its draw for young professionals and college students for future tenants.
