Hi Geraldine - There are definitely lenders that will give you a mortgage as long as you have an individual tax identification number in lieu of a social security number.

There are timelines and regulations to be adhered to, and I'd recommend that you start scouting replacement props long before your prop goes on the market to make sure that first 45-day identification deadline doesn't sneak up on you.

In any event you can always start a 1031 and if you the market doesn't look good then let it die with the 45 day identification period.

@Sid Naik I agree with you in theory, but remember that by definition the identification of a peak or a trough can only be done after the point of inflection.
