Investment Info:Large multi-family (5+ units) buy & hold investment in Knoxville.

I'm looking to invest in SFR's or duplexes possibly in either Knoxville or Chattanooga.

I am in Tennessee, but a more rural area between Nashville and Knoxville.

Pitfalls were:- lower appraisals when it came to exiting a BRRRR (take out refi or cash out refinance after the 3rd "R" in BRRR)- Rents were lower than anticipated- ARV values not coming in similar to above except it was when I was trying to sellin western markets there may be different challenges but in knoxville im sure the RV ratios are a lot better even when it comes to MLS deals however in WA state the RV ratio is .4-.6% of the price when looking at it from a monthly gross rent to price perspective so the cash flow typically has to be forced to even get any at all.

I am actually helping a buddy think through this for some property he has on Ft Loudoun Lake outside Knoxville. 

I recently invested in Deal Machine to pick up my wholesaling business (I invest in the Nashville and Knoxville market) - I am wondering if anyone else is using deal machine and what your strategies are for using it?

East Tennessee is an excellent choice, anything in Maryville, Alcoa, Oakridge, "West" Knoxville, Louisville, would be a great choice.

Just looking for some wholesale friendly title companies in the Knoxville Tennessee area.

From what I've seen, most people have success around Gatlinburg, Pigeon Forge, and other areas south-east of Knoxville.
