The first is that you now own a security and can no longer 1031 Exchange so when you ultimately sell (if you do) you will pay the deferred taxes.

This is ultimately where I'd like to end up, but it'll take time to get there.So to participate in phase 2 of wealth generation you need active income which is where the flips come into play.

Even if that's what you ultimately want I would suggest you look at vacant properties, too.
