I would just word it that they need to provide Julys rent plus prorated Junes rent as well as a non refundable deposit at the time of signing that will transfer to deposit upon tenancy.  

-I considered opening up an LLC and transferring the title for my current SFH into it prior to renting it out; but after speaking to my lender it's thought that there is no real financial benefit with doing this, and I personally would still fall liable for the mortgage, as well as legally liable.

For more details, this will all be done under my LLC and without getting into the weeds of why I chose to go the LLC route, it is my understanding most mobile payment systems do not allow consumer to business transfers. 

That said a 1031 exchange will not allow you from going from real property to an LLC (ownership in a syndication).

It's intimidating at first, but if you have a good process in place for SFH, then the same skills are largely transferable. 

Shocked I ask why I was denied when I showed proof of ownership the clerk says because that is not my primary residence and my return address was Hampton and she made the decision to mail me back my stuff which included plans, proof of ownership, my Class A Contractors license along with other documents  ect. { I never received it she didn't even give me a courtesy call to let me know I was denied}.

My partner actually just gave me an update about it and apparently the occupant believes we are falsely claiming ownership.
