There is no derog reporting on unpaid property tax's  if there were every builder developer myself included would have terrible credit..

I absolutely think I can invest without them locally, but I was curious if others had such great or terrible experiences that the additional charge might be worth it.

Knowing and looking for red flags on applications and being willing to wait for a quality tenant goes a long way toward weeding out the terrible tenants as well.

That is a terrible idea that will completely set you up for potential failure as that gives your investors some kind of impression that they are in control.

Most of them will be terrible but eventually you will find good ones with great returns.

Agreed, Columbus Ohio is a terrible place to invest.

Pretty much my entire county is full of super high priced homes with super high taxes and the ones that seem like the numbers could work are in terrible neighborhoods that I wouldn't even want to buy in!
