Maybe not the best solution but you had an obligation to the tenant that you failed to provide.

Cottonwood was always a lower cost housing solution for those working in Sedona or that just want to be close to Sedona without the expense.

I'm hopeful that I can find the solution before it's too late.

Welcome.It seems like you've already figured out that the solution to "living in one of the most expensive areas in the country" is to own a property that you live in that also generates rent for you.

Possible solution:  We buy the property, rehab the house, the get the inspection on our own dime...

Gives me a lot to think about.I wonder if grabbing a duplex or triplex in Anchorage and renting it out, then managing it from Fairbanks is the better solution?
