I could partner with someone, and have a few offers for partners for any deals I come across, the issue is I need a partner who has ALL the funds, and none to my knowledge meet that particular criteria.I'm not greedy, so I could wholesale it, but I would need to to make an offer, which means I still need a pre-approval -- also many of the deals are REO's so I'm not sure if wholesaling is even an option.....Any suggestions???

My business partner and I intend to "hijack" the houses to acquire conventional lending, but due to the fact that the homes are on one parcel, the banks we spoke with will not lend to us.Any thoughts, suggestions or ideas around creative financing for this deal?

Since I would be doing all the work and he would just be providing money, I suggested we split the cash flow 25/75.Now I'm wondering if that sounds fair or if I'm being too greedy?
