Are there any red flags, warnings, tips etc that anyone has for me in regard to the owner financing?

If there are any red flags that pop up, your attorney will be able to step in and provide guidance.

The only catch is - the IRA LLC is named as a loss payee / mortgagee on the insurance documents - so I think that could be a red flag in an audit.

Last Friday he came to me at 3pm and said he needed $2K immediately and would sign over his house he owes $132K on to get it as long as we could do the other $29K in a separate deal with his 1980 classic sports car as additional collateral.  

And frankly, unless someone is a bank or a court order, nobody should give out their EIN unless you can guarantee me AND accept liability for lack of competent record retention, putting me at risk of ID theft. 

Is that a big red flag to avoid?

This is just to ensure no large fluctuation in fees that could kill your cash flow or put you in red in worse scenarios.
