It's a bit more of a gamble though. 

And you’ll recognize the expensive ones too.

Some regional carriers that you may not recognize the names of can be very good on the rental units.

Tenants will take charity and kindness but when it comes to the end, it will be messy no matter what and your kindness will not be remembered or recognized.

College or trade school actually counts as work history but some lenders do not recognize it due to overlays. 

Even then, be prepared for frustrations with the lenders that fail to recognize your rights.

If I put my full remodel plan in place, I would expect ARV to go to around $170,000 and rents to be around $1300 to start with future rents fair to expect to rise as the market allows, I recognize that getting more initial rent should be considered, but I have been keeping tabs on asking rental rates in the area and I am seeing $1400-1500, with more space and slightly better floor plans.

I would still pursue the bad tenants and attempt to collect the $10,000 in losses but am unlikely to get it.Again, unless you have solid systems and a large number of units, this is a gamble. 

This will determine the gain you recognize and have to pay tax on for the sale of the interest.
