What is their procedure and how do they proceed?

We just closed on our latest flip and the first in our new market.  I figured I would post the story to help out some of those trying to get started.  These are the types of posts that pushed me to get started so hope...

Eventually, this will all be second nature to me, but at the moment move out procedures are used rarely enough that I don't know what steps to take in Quick books automatically.  

Websites take a while to build good enough traffic that produce results.  

Far better to get a RE license and get on a top producer team .. you create a career you actually make money and you do it all legally.. or try to anyway. 

The difference is that the documentation requirements needed, if challenged to prove qualified use, is trickier to produce  and more open to disallowance when you're documenting a room in a house rather than one side of a duplex.
