Then on the resale you're likely going to be selling to a savvy investor who will want to negotiate a discounted deal and you'll likely have an selling agent who will need to fudge the #'s and the pro forma in order to try and get the deal done.

I would budget closer to 12-15% of gross on your pro forma because no matter what the PM % is, they will charge by the hour for everything "above and beyond the norm".
