Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Here are some specifics:Purchase price: $955KSeller Finance offer: 20% ($190K)Reno cost: $90K Ideally we would like to do a Morby Method where we purchase the home via conventional mortgage or hard money lender and on the back end have the seller lend us the $190K with a second position lien on the property and a 5-year payback.

I may make an offer on a property that's been sitting for over 80 days.

The other big issue about being an "investor-friendly" agent is that investors expect the agent to chase their tail by driving around looking at every potential home the investor sees on Zillow and then make a bajillion low-ball offers for them "just to see if they stick".

I'll assume you don't know this, but you should require every renter to have you as an Additional Named Insured on their renters insurance policy for the same reason you want to get a Certificate from a contractor doing new work. 

I am curious if there is anyone with experience in owning real estate in another country being a US working citizen and have some tips on how taxes operate if I were to list that property on Airbnb in a foreign country and so on (any other tips you can offer towards this)...
