How is payment for shared costs (toilet paper, dish soap, etc.) handled?

It's 7k/month rent and the renters are both 1. totally incapable of living a life with typical home issues (occasional bug in the house, weird smell here or there) and 2.

We have occasional tornados, but probably so rare most people you meet have never seen one in person or had any damage from one.One idea to check rates....pick prices of two similarly priced and aged homes in each city. 

So, I mixed up a bleach-water-dish soap solution and sprayed everything down then scrubbed and rinsed.

We moved to the Savannah area (from Wilmington, NC) and wanted to buy a house/condo downtown to rent out and be able to use occasionally .  

You just want it to be worth the 100K when it's time to 1031 into something else or sell down the road.Capital: You definitely want the capital to weather the occasional repair or vacancy.

I do occasionally buy new appliances.

Often there is nothing needed...but, yes, occasionally a unit will need rubbish hauled out and repairs, but these are the exception, as far as Tenants I have placed.

We ended up finding someone else who is less expensive but still use him occasionally.

I would suggest focusing on fix and flip as well as occasionally buying and holding a few properties every year for long term.
