We have always used him, so it's hard because we are nervous that we won't be able to find anyone else.

I have talked to a few private lenders I found online, and checked references, which were positive, another was a scam, so I am still nervous. 

By the time I will qualify to refinance I'm nervous I'll be refinancing with rates near 5%2.  

Any insight would be very appreciated as this would be my first foreclosure bail out and it is making me nervous.
