That'd give me (3,954) in mortgage payments for cash flow of 8,836 - 736 monthly or 184 per unit.Feels good from a high level, but this old of a home I expect extreme capex costs in the next handful of years (no replacements to roof or furnace). 

PLUMBING: You shall report all drips and leaks immediately to the Property Manager.

The roof is shot; you don't need to know the property's history to figure that out.

Tenants began a lawsuit to buyer in July 2019, for inhabitable conditions(mole, water leaks, no screens) & breach of lease agreement saying they had a one year lease not month to month.

I have managed many units for years and have changed water heaters, roofs, etc so it isnt the fact Ive been lucky.   

Older properties can need new roofs, new mechanical, plumbing repairs, and other expensive things.I would look for existing multifamily with tenants in place and cash flow.

For instance on the SOR there was 14k for a new roof (replace shingles) and additional 15k marked as decorations and another 15k marked as paint. 

The square footage is 1640 sqft.Does anyone have any good roofing companies in that area?

Once I had the water turned back on and we thought we caught all the leaks, we had had a broken pipe over the weekend that resulted in the entire kitchen ceiling collapsing and needing to be redone.
