I now have an off-market deal I'm looking at: a 7-acre property in the same area, with a larger, double-wide manufactured home, about 5-10 years old, and the price is well below comps in this market. 

For a larger increase of 10% or more, I want the deposit to match the monthly rent.

Also, a factor is that to self manage (with help) is no small task.

So, the loan amount should be MUCH larger, I think.

This would get your into a larger asset than you could otherwise.

If it was much larger though, I'd certainly look at my weaknesses and offload that ASAP.
