Although it may be a lot of work being 100% owner, a lot of time consuming tasks can be outsourced pretty in expensively.

Finding the right fit tenant is harder in commercial, but the leases are longer term, and renewal more sticky than in residential.In general I find my commercial properties to be very time consuming during vacancies, but otherwise easy to systematize manage once tenants are in place and things are normalized. 

Main issues are electrical...service panel, cloth wiring, meter box size and plumbing...galvanized supply lines, caste iron drains might be towards end of life span, shut off and bath valves.

More than that if you are more risk averse, less than that if you enjoy taking risk, have an iron clad reason for selling early (sold off market, made you an offer you couldn't refuse, got a great deal, collected rent, had a five year business plan etc...)

We ironically happen to know the tenant, but not a close friend and she seems to take very good care of the unit.

You can probably report it to your state's attorney general or the Department of Consumer Protection (DCP) for your state
