I am not involved in wholesaling at all but anything landlord/property management is my life.  

There’s some work involved, but it’s certainly less risky than doing flips on Maui in my opinion. 

One side is about to vacant and will need approximately $2000 for painting/wall repair and a good cleaning.

He described the apt as "neat and clean", and the smell of smoke as "moderate".

That's the only way I know of to be involved in a RE transaction without having any of your own money, but it's hard work.

If you want to attract good tenants, you want:- clean, safe housing in a safe neigborhood;- basic amenities that people have come to view as standard;- priced at an attractive rate.That's really about it.

Everything is as smooth as can be for an off-market estate sale (judge involved), however there is definitely a point of concern that even my attorney isn't 100% sure about. 

I didn't think about all the expenses involved.
