I would also prepare to sell it on the used marketplace but if you absolutely don’t want to go that route then I would recommend getting it included in the purchase upfront (but still use it as a bargaining chip first).3) marketing: the best target audience is going to be a savvy house-hacker for a property this style.  

You can check their insurance coverage, any active lawsuits they have, their workers comp rate (how safe they are on the job site), and other metrics.

I'm aware that Florida doesn't have hard limits on what is required up front, but I'm curious what others do.

I would recommend checking out the BP calculators and basing your spreadsheet on that.

Can someone recommend any advice on anything (setting up partnership structure, accounting/ setting up a bank account , lending with foreign investors, sourcing deals etc…).
