On one of the properties the 3rd unit needs electrical so the third year start on that hit is conservative. 

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

I have a current duplex running on one electrical panel and looking to have it split as previous tenants have had complaints due to splitting electric evenly when usage wasn't even. 

I am no expert but some issues you might want to look out for:- Mold in crawlspace/basement (as well as evidence of running water during storms, we've seen this)- Structural damage/settling (definitely hire an expert on this one)-Improved Electrical/Plumbing (These systems DO have a lifespan and the older systems aren't as reliable as newer ones)- Asbestos Flooring and Tile (Where I am from the removal of this stuff is mandated by law to be done by a licensed professional, no DIY.

Yearly taxes at $592, PM at 10%.Rehab consists of electrical, water lines (pecs), roof (if needed) and windows. 

She never put the electric in her name so I bill that to her.

All 4 units have laundry rooms or utility closets in the unit, spacious primary bedrooms, ample closet space, open kitchen & living room layout, stained concrete floors on main level, forced air heating, refrigerated a/c, individually metered for gas & electric services, and appliances included.

Fully updated electrical, plumbing, new roof, landscaping, renovated both units - new kitchens, baths, flooring etc.

The electricity is separate but gas and water are together.

It needs at least part of the metal roof replaced and electric upgrades inside and all new drywall thruout.
