The lenders that pop up in the "mortgage broker search engine" for reno loans are the same ones who, 3 months ago, were spamming me for my brokered <600 FICO FHA business -- the bottom feeders with juiced up profit margins.The service and rate leaders cut them off to focus on their core business, which makes sense.Keep the earnest money small, and the close of escrow long.

Especially if the floors aren't brand new, but if you replace a small area, the other parts of the house and everything will look off. 

If you could only pick one of those books for someone else to read who was brand new to real estate, which one would it be (other than Robert Kiyosaki, too obvious)PS- there may still be time to update your original post to clarify your question :)

My turnover has largely been unaffected, just renting less brand new units at the moment, but starting to pick up again.

The property is older - but is literally like a brand new property.

My area it is $6 sf to replace. 1500 sf*$6=$9000/10 year life span/12 months in a year= $75 per month for 1 item that was brand new.
