I question how dedicated the guy is to selling the property since when he was selling two other properties for me to 1031 into this 30-unit he was communicating weekly if not multiple times per week (a good amount of commission was involved).

There are mixed reviews on whether this is a positive or a negative, but if the other factors have been met, this is another great sign you've found a company dedicated to providing a quality product and resident to manage.Also, even though some of the prices look like there is a premium in price point, you have to find the value in the services being provided: Extensive research in the submarkets in their city, leasing services, value add to the property, and property management.

They may end up being a good team member, friend, and/or ally in the business!

I like to work with people on my team who are fellow investors (real estate agents, lenders, attorneys, CPAs, etc).

This is why building your team is so important.

So I said ok I will cash it out this week and give you 2k. they accepted I bought the house tore it down and resold the new construction at 750k.. .and made a quite nice pay day for our team.
