If you are wanting to continue renting in the same class, you'll be paying inflated rates and won't see any gain.

This is actually a very interesting question in your numbers as I can tell you that this purchase price point range fits into some Class A and Class B areas in landlord friendly Indiana, specifically some areas outside of the usual investor go to of Marion County and into that of Hamilton County. 

Just my two cents.Good luck to you whether you take my advice and stay close to home or start scooping up C class properties in the rust belt.

I am also ruthless with mitigating risk so I am just curious how investors think about risk and leverage in current environment.  I Imagine much of the vacancy risk is helped by a great property manager who finds quality tenants?

Almost all of these deals the people make more money selling a course or class than they do from actual doing what it is they are teaching or giving you access to.

That all came crashing down when I forgot to sign out of a computer and failed my clinical class.

Also I'm looking to do the online class if that makes a difference.
