I keep going back and forth on a small apartment complex in Westport, and my biggest hurdle seems to be a lack of seemingly reliable prop mgmt in that area.

The goal would be to Airbnb the place out so that we can cash flow more than would be possible with a long-term rental, and so that we would have access to the home for ourselves when desired.

I have access to the report, the seller has been up front about it.

I received a call yesterday from a random apartment listing company requesting us to sign the form so that they could list our apartment listing "at no fee to us".

I figured the ONLY way that was possible was they had access to our state tax returns. 

Also citing the fact that after contract we found out that the current lease is so vague it does not even state a rent due date, late fee, condition to keep apartment in, etc.

You need access to your local mls to get accurate comps.

My husband may have real data, but my guess is that less than 25% of offers are accepted and then half of those deals fall apart before close. 

I would also just be happy to be a part of a group regardless of where their investments are.
