My buddy and I have recently gotten into residential RE in Alaska where we currently live.

It will probably be zoned “Residential”, butthe Railroad will not sale it without putting covenants on it, thatno human habitation (home, daycare, school, retirement home, etc) canbe built there.

Luckily natural gas pipes are normally iron, so not worth stealing.No lender will fund a residential loan on a home without all of the major systems working, but you should be able to fund it with an FHA 203K renovation loan. 

I am currently looking at a 12k sq ft office building to change use to residential.

This is the kind of comparison I would expect from some Anti-Science Karen/Ken on Facebook who is twisting everything to pretend she/he is right.

I have a property management job lined up for when I move, however it is not residential and will hopefully serve as a stepping stone to a residential property management job in the future.

Some say that I won’t get penalized for using IRA (simple and roth) funds for downpayment if it’s a first time buying a residential home.

It's 1 unit too big to qualify for that beautiful 30 yr residential financing and it's many units too small to wet the beak of most commercial lenders.

It is illegal for a tenant (residential, commercial, billboard, etc) to basically throw the landlord under the bus and "attorn" to someone like the tax sale investor.
