He's still able to commute to his job in DC (the drive is actually a bit shorter now!)

But all other sub-market is still going to All-time-High still.btw people is actually only leaving san francisco, especially the city part, for Single family with good school it's the strongest market in the country still.

In todays world there are much better options for the application process but there are LOTS of background/credit check companies on the internet that provide different services and have different pricing. 

In situations as so, what should property management services would be put work here to earn their keep to get the property rented.

Both Lake Havasu and Phoenix get hit with windstorms, but Phoenix actually has haboobs (yes, that's a real thing).  

Quartz is actually stronger than granite, it doesn't require sealing and is easier to clean, it has more color options, and likely cheaper than granite.

The last thing you want to do is finance your budget and get pushback from your lender's construction draw team that you can't actually get the draw because your husband is both the GC and the Borrower (Owner Builder).

Next build you might want to consider taking an option on the lot, and then working to have these mission critical items in place before you actually buy it.

@Mark Stunna, the proof is in the pudding just because you got the sense that someone might pay more than $20k for your lot doesn't mean they actually would.
