After several months of looking for deals, I actually just got under contract on my first rental property, it is a duplex in Kearney, MO (about 20 minutes north of KCMO).

I am a North Tonawanda native, and would be willing to travel to any meetings or events within 30-40 minutes of this area.

Today I have officially received my Articles of Organization for my LLC in the state of North Carolina.

I think I actually wrote "up to $10k" in the offer, but IRL I probably would have invoked the inspection contingency and bailed had it been north of $5k or so.I'm in a market where VA offers "don't" get accepted.
