Also from my experience/areas, just because public records (Assessor) does not have the correct property data, does not mean that it is not legal.

Do they have data from their current portfolio to back up the estimates of PM, vacancy and maintenance?

{I say this as a data point, while having complete empathy for the amount of devastation and human loss we just endured}.

I haven't used their services to find a tenant, so can't really speak to their services beyond the data they provide in emails... although I hear great reviews.

We just bought a place and are looking for some data points/recommendations a) Attic clean-up/sterilization and b) 200 amp main panel upgrade in the San Diego, areaThe quotes we received are basically insane, even accounting for the recent inflation... one guy wanted ~$3500 to clean/sterilize/seal up two metal mesh openings (and that's including a $500 "discount" for doing it before Thanksgiving).
