If I have a home warranty on a SFH rental, should I still budget each month for CapEx?  

@Cory Griffin I would get some defense going on the home budget and start stacking that 20% as fast as you can.. what gets measured gets accomplished.....

It's about $100.00 but that is an older area of town and I've run into broken clay and cast iron pipe, and plumbing nightmares that ran costs way over budget. 3.

The rental rehab budget would be around 20k.The cosmetic issues aren't horrible, but the layout's weird: Only 2 brs upstairs (one very small), the "3rd" is in the basement, along w/ the 2nd bath.

Couple thoughts:1) What have you done to analyze continual costs and monthly budgets for your family?

As for your numbers, your vacancy rate is low, I always budget 8.3%. 

Looking for advice on how to compensate my project manager going forward.BACKGROUND: I'm working on my 1st flip, and the project is about 3 weeks beyond the completion date, and went over budget. 

If you owner occupy for a year with intention of making it a rental later, you could get caught in  a rule change.On the other hand you don't have to hire out snow clearing or lawn cutting, and don't really have to budget for exterior maintenance long term.Duplexes in the area are often older buildings and may have deferred maintenance.  

My mid-term goal (3-6 months from now) is to form or join a partnership with equity partners who aren't interested or able to be involved in the day-to-day and I can provide sweat equity in the form of making sure the process happens on time/budget/standard.

What is your budget for this project as far as the house being built?
