Beware internet promoted schemes like being your own property manager.

Direct mail, driving for dollars, bandit signs, internet PPC etc. you don’t need to do every strategy but choose 1 or 2 and do them really well.

There are a fair number of good hard money guys with no internet presence, so I wouldn't let that deter me.
