In our current situation for the first property we are seeking, I am the managing partner handling all the prep work and day-to-day operations with an initial cash capital contribution of $20k, and my business...

The partnership return needs to be filed before the partners/partners can file their tax return.The Joint venture will need to apply for an EIN which is then used to file the tax return.

Prices are crazy up there, but if you ever venture up that way let me know and I'll be happy to share what I can.  

Also, thanks @Taylor L. and @Levi T for the reminder that this is likely a security offering.There are already a lot of great information on this forum on whether one's venture is syndication or JV so in case anyone who reads this one and have questions can refer to this post or this post.

I utilize a parent LLC, who goes into JV's (joint ventures) with others on specific deals.

If there is not currently such a meetup maybe someone would like to joint venture with me in starting one?

But I'm keeping my options open as I venture into real estate investing.
