You may be shocked to find just how NOT all that "up north" we are in comparison to other major cities/markets that are even further up north.

There are a lot of rental units available and prices are coming down. 

We are south of Saint Louis, Missouri, specifically working in the Jefferson County,  Saint Francois County, and Saint Genevieve County markets.  

Unless you specifically want to live in that condo two years from now, you should go for a duplex or SFR. 

That is the best advice I can give you.The forums have several folks that have gotten hosed by the city trying to do a STR even though they did everything right.

Off-market deals are the best way to secure a low purchase price, however, finding off-market deals can take some persistence (and luck) Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
