If you don't offer a fridge, oven,    you're pushing those costs to the tenants,  and the likely ones who will take it are the ones with evictions that know they don't have other options.

With regard to utilities, the property company uses a procedure in that if the tenants do not pay their utilities, they call, text, email and post collection notices for any tenant with an accumulation utility balance over $300 to try to push them to pay.

In my state, this can easily be done in about 6 weeks on nights or weekends and costs less than $1,500.00.I am not pushing you toward that specific path.  

Yet, you just have to dig deep and keep pushing forward.
